1. Project Consultation

We will meet you for a free consultation so you can tell us about your plans or even to discuss your options, depending on how far you’ve got. Once we understand your project, we can begin to establish the most appropriate way to deliver it.

2. Design, Planning & Tender Preparation

It is very important to be clear what the project requirements are, what the builder is providing, what you are providing and getting the scope crystal clear. Getting this stage right is essential for the project to run smoothly. Following agreement of the build budget, we will prepare a full tender package to be sent to a number of interested contractors for tender. On receipt of the tender returns, we will review and make recommendations based on price, quality and performance and suggest a meeting with the recommended contractors before negotiating on your behalf to secure the best outcome for you. Once we have negotiated the final price and agreed the programme, we will formally appoint the contractors and issue contracts accordingly. 

3. Builder Appointment

Selecting the right builder is vital, assessing them on cost but also capability. We can introduce you to a selection of builders we consider most appropriate for your project and compile the contract and payment terms. It is also important for you to be comfortable with the contractor and we encourage a meeting at the outset.

4. Pre-Start Meeting

This meeting is to ensure all parties are clear on their roles, all the information required is available and correct, and everything is ready to go.

5. On-Site Project Management

Once works start on site we will oversee and manage the contractors to ensure that works are being carried out to the design and specification. We will be giving you regular program and cost updates, closely monitoring the project progress with regular site visits. We coordinate the delivery of materials to site and will assist you with the sourcing of your kitchen, sanitary-ware, floor finishes etc (if required), including giving you the benefit of our trade discounts.

6. Contract Administration

We manage and record all variations during the project and keep you informed of the running costs. We also undertake all of the contract administration, including issuing the necessary certificates and notices.

7. Snagging & Final Sign Off

Once the project has reached the final stages we will compile a snagging list for the builder to tackle prior to handover. This is the final step before you receive you successfully completed project.
