Our Co-Deal Sourcing Process

We work with a select few qualified and reputable co-sourcers to help provide the best quality investments in the country for our national and international clients. Once you have found a property deal, book a viewing and conduct your due diligence. Make a note of everything you do and keep it as proof when stacking up the deal. All deals must be viewed and the numbers stacked before sending it to our team to be checked. 

Step 1: Find a suitable deal

You’ve found a deal? Great. We will sell the deal for you if it meets the criteria below.

  • HMO – Minimum 20% ROI
  • BRRR – Minimum 50% ROI
  • R2R SA/HMO – Minimum of £600 cashflow per month NET
  • BTL – Minimum 8% gross rental yield
  • Land Deals/Commercial-Residential – Will be considered upon submission
Step 3: Send your deal

If after you’ve run your figures on the property and it stacks, make an offer. Only once the property is secure will we consider the deal providing it meets the criteria in Step 1. If it does, you may send to our team using the contact form below.

Step 2: Viewing

When you view the property ensure you conduct your due diligence of the area. Take photos and a video tour of the property. Note down any works that are required. If refurbishment is needed and works required is over £10,000, a builders quote will need to be obtained before sending through the deal.

Step 4: Sell your deal

If the deal stacks and we like it, we will send it to all our clients the following day. If a deal sells, we will inform you of the outcome and will connect the client to the agent. A 1/3 of the sourcing fee will be paid to you at the point of exchanging contracts. This is to protect our client in case the deal falls through unexpectedly and we can refund if required.
